Many Clear Lake streets date from the 1970s through the early 1990s. Brook Forest homes are mostly mid-1970s, Clear Lake Forest around 1990 and Bay Oaks mid-1990s, so a lot of houses here are on their second or third roof, and older decking deserves a close look.
Things Clear Lake homeowners should know
- Windstorm area: Houston’s Clear Lake area is outside the state’s designated windstorm area, so a WPI-8 is generally not required. City of Houston permitting and design wind speed still apply.
- Salt air: close to the water, corrosion-resistant flashing and fasteners matter. We talk through options during the inspection.
- Decking on older homes: during tear-off we check the deck and replace damaged sections so the new roof has a solid base. Any deck repairs are priced up front in your proposal.
- HOAs: The homeowner handles HOA approval; share your HOA’s terms with us and we will build to them.

★★★★★“Quick to help and came through for us! We had some rotten wood under the shingles that was letting in water and getting the ceiling wet and mildewed. These guys showed up and knocked it out of the park! Roof work done same day followed by fixing the ceiling drywall/texture. Looks great and can't even tell they replaced a section of the roof. Highly recommend!”

Frequently Asked Questions
Do I need a permit in Clear Lake?
Clear Lake is inside the City of Houston, so permits go through the Houston Permitting Center, using the city's online iPermits system. Reroofs over 100 square feet need a permit. Window and door replacement is generally handled under a repair permit. Replacement windows must meet the city's energy requirements of U-factor 0.40 or lower and SHGC 0.25 or lower, and we quote products that meet them.
Is Clear Lake in the windstorm area?
No. Houston's Clear Lake area is outside the TWIA-designated area, so a WPI-8 is generally not required. City of Houston permitting still applies.
Does my Clear Lake HOA need to approve a new roof or exterior changes?
In Clear Lake City Community Association neighborhoods, the association's architectural committee approves roofs and exterior changes, and the HOA has its own review process. Getting HOA approval is up to the homeowner. Share the approval terms with us and we will build to them.
How long will a Clear Lake roof replacement take?
Most reroofs are a few days of work once materials arrive. Permit review and weather can change the timeline. Your proposal includes an estimated schedule, not a guaranteed date.
Do you work inside the City of Houston in Clear Lake?
Yes. We replace roofs throughout Clear Lake and confirm City of Houston permit requirements before scheduling.
Is a metal roof a good fit near the bay?
Standing seam metal holds up well in heat and humidity. Near the water we pay extra attention to finishes and fasteners, and we will price it next to shingles so you can compare.
Is the inspection free?
Yes. The inspection and written proposal are free.
