Many League City homes, especially in 1980s neighborhoods like Countryside and Meadow Bend, were built with wood or early composite siding and wood trim. After decades of humidity, the bottom courses, window trim and corners are usually where rot starts. Newer homes in Victory Lakes and Mar Bella often have fiber cement already and need trim and paint-line repairs rather than a full re-side.
Things League City homeowners should know
- Look below the surface: rot often runs behind the siding into the sheathing. We probe during the estimate and price any repairs up front.
- Windstorm code: League City is in Galveston County, inside the state’s designated windstorm area, so siding is installed to the windstorm fastening requirements.
- HOAs: many neighborhoods regulate colors and the brick-to-siding mix. The homeowner handles HOA approval; share your HOA’s terms with us and we will build to them.
Siding we install
- James Hardie fiber cement — HardiePlank lap siding and HardieShingle, engineered for Gulf Coast humidity. It does not rot and termites do not eat it.
- Cedar shake for a natural wood look where you want it.
- Stone veneer for wainscot, columns and accent walls.
- Brava composite shake accents, trim and fascia that do not need painting or rot repair.

Frequently Asked Questions
Do windows, doors and siding need permits in League City?
The city requires permits for window, door and siding replacement. We confirm the requirements for your address before scheduling.
Is League City in the windstorm area?
Yes. All of Galveston County, including League City, is in the TWIA-designated windstorm area. A roof replacement generally needs a TDI-appointed windstorm inspection and a WPI-8 certificate. Replacing window or door units in the designated area also generally falls under windstorm requirements. Some work is generally exempt, including swapping only the glass in an existing window, gutters, and roof repairs under 100 square feet that do not replace decking. We plan products and installation to the windstorm requirements. The inspection itself is done by the TDI-appointed inspector, and we can't guarantee its outcome.
I live in League City's historic district. Is anything different?
Exterior changes in League City's historic district need a Certificate of Appropriateness from the city in addition to the building permit. Ask us early so it can be built into the schedule.
Do I need HOA approval in League City?
Many League City neighborhoods have architectural rules. Getting HOA approval is up to the homeowner, and the city doesn't enforce deed restrictions. Share your HOA's terms with us and we will build to them.
Should I replace all my siding or just the bad sections?
If the damage is limited, a partial replacement can work. If rot shows up on several sides, a full re-side usually costs less over time. We will show you what we find and quote it honestly.
Why James Hardie instead of wood?
Fiber cement does not rot, holds paint well and stands up to humidity and termites, which is why it is the most common replacement for wood siding here.
Is the estimate free?
Yes. The on-site estimate and written proposal are free.
