Most Pearland houses are brick on the first floor with siding on gables, second stories and chimney chases. Those upper sections take full sun and wind-driven rain, so that is where we usually find swollen trim, open joints and soft spots on Silverlake and Shadow Creek Ranch homes built in the 2000s.
Things Pearland homeowners should know
- Upper-story siding: gables and second floors are hard to inspect from the ground. We check them up close and photograph what we find.
- Windstorm code: the Brazoria County side of Pearland is in the state’s designated windstorm area, so siding there is installed to the windstorm fastening requirements.
- HOAs: master-planned communities usually control siding color. The homeowner handles HOA approval; share your HOA’s terms with us and we will build to them.
Siding we install
- James Hardie fiber cement — HardiePlank lap siding and HardieShingle, engineered for Gulf Coast humidity. It does not rot and termites do not eat it.
- Cedar shake for a natural wood look where you want it.
- Stone veneer for wainscot, columns and accent walls.
- Brava composite shake accents, trim and fascia that do not need painting or rot repair.
Many Pearland homeowners pair siding with new windows or a new roof so the trim around every opening is finished once. Financing is available through Synchrony, including 0% same-as-cash for 12 months on projects of $2,500 or more and terms up to 84 months. See financing options.
How the job runs

- Written proposal — materials, options, timeline and a fixed price, with no surprise charges.
- Installation — old siding removed, sheathing and framing checked and repaired, house wrap and flashing, new siding and trim installed and finished.
- Final walkthrough — we walk the finished job with you and do not leave until you are satisfied.

Frequently Asked Questions
Is Pearland in the windstorm area?
Pearland spans three counties. All of Brazoria County is in the TWIA-designated windstorm area, so a roof replacement on the Brazoria County side generally needs a TDI-appointed windstorm inspection and a WPI-8. The Harris and Fort Bend county parts of Pearland are outside the designated area. Glass-only window swaps, gutters, and roof repairs under 100 square feet with no decking replaced are generally exempt. We will confirm which county your address is in. We can't guarantee the outcome of any inspection.
Do I need HOA approval in Shadow Creek Ranch?
Shadow Creek Ranch requires written HOA approval, and the HOA sets rules on roof style and color. Getting HOA approval is up to the homeowner. Share the approval terms with us and we will build to them.
Can you replace only the siding on my second story?
Yes. Many Pearland homes only have siding on the upper floor and gables, and we can replace just those sections.
Can you match my existing siding?
We can usually match profile and paint color closely with James Hardie products. If an exact match is not possible, we will tell you before work starts.
Is the estimate free?
