Established Clear Lake neighborhoods such as Brook Forest (mostly mid-1970s) and Clear Lake Forest (around 1990) still have plenty of single-pane and aluminum windows. Replacing them makes a big difference in comfort and in road noise along NASA Parkway and Bay Area Boulevard.
Things Clear Lake homeowners should know
- Windstorm area: Houston’s Clear Lake area is outside the state’s designated windstorm area, so a WPI-8 is generally not required. City of Houston permitting still applies.
- Humidity: condensation and rot around old frames are common. We check every opening for hidden water damage before the new window goes in.
- Noise: double-pane glass, and especially laminated impact glass, cuts outside noise.
Window options for Clear Lake homes

Frequently Asked Questions
Do I need a permit in Clear Lake?
Clear Lake is inside the City of Houston, so permits go through the Houston Permitting Center, using the city's online iPermits system. Reroofs over 100 square feet need a permit. Window and door replacement is generally handled under a repair permit. Replacement windows must meet the city's energy requirements of U-factor 0.40 or lower and SHGC 0.25 or lower, and we quote products that meet them.
Is Clear Lake in the windstorm area?
No. Houston's Clear Lake area is outside the TWIA-designated area, so a WPI-8 is generally not required. City of Houston permitting still applies.
Does my Clear Lake HOA need to approve a new roof or exterior changes?
In Clear Lake City Community Association neighborhoods, the association's architectural committee approves roofs and exterior changes, and the HOA has its own review process. Getting HOA approval is up to the homeowner. Share the approval terms with us and we will build to them.
Do you replace windows inside the City of Houston?
Yes. We work throughout Clear Lake and handle City of Houston permit requirements.
Will new windows help with noise?
Usually. Double-pane glass is quieter than single-pane, and laminated glass is quieter still.
Is the estimate free?
