Two houses on the same street can get very different roof quotes. That is not necessarily a sign that someone is overcharging. It usually comes down to the roof itself, the materials you choose, and what is included in the scope of work. Here is what goes into the number.
1. Roof size
The biggest driver is how much roof there is. Roofers measure in “squares,” with one square covering 100 square feet of roof surface. Roof area is larger than the home’s floor area because of the slope and any overhangs, so the square footage of your house is only a rough starting point.
2. Pitch and complexity
A steep roof takes more time and safety equipment to work on. A roof with many hips, valleys, dormers and changes in plane takes more labor and more cutting than a simple gable roof, and creates more waste. Two-story homes and limited access around the house can also add time.
3. Material choice
The roofing material is one of the decisions most within your control. The options we install have different price points, looks and maintenance needs:
- Architectural shingles — CertainTeed Landmark and Presidential lines, with Class 4 impact-resistant options available as an upgrade.
- Standing seam metal — 26-gauge steel panels with concealed fasteners, a low-maintenance option for modern and transitional homes.
- Composite roofing — Brava synthetic shake and slate, for the look of natural materials without the upkeep.
Within each category, the specific product line, color and accessories also affect the price. See our products page for details.
4. Tear-off and the existing roof
Removing the old roof is part of the job. The number of existing layers, the type of material being removed, and disposal all factor in.
5. Decking condition
The roof deck is the wood sheathing under the shingles. In our humid climate, decking that has been exposed to leaks or trapped moisture can be soft or rotted, and some of it may not be visible until the old roof comes off. Damaged decking needs to be replaced before the new roof goes on. When you compare quotes, ask each contractor how decking replacement is handled and priced.
6. Underlayment, flashing and details
What goes under and around the roofing matters as much as the roofing itself: underlayment, drip edge, flashing at walls and chimneys, pipe boots, and the details around skylights. Quotes can differ a lot depending on whether these are replaced or reused. On the Gulf Coast, where wind-driven rain tests every seam, these details are worth getting right.
7. Ventilation
Attic ventilation helps control heat and moisture under the roof deck. If the current ventilation is inadequate, correcting it, for example by adding ridge or soffit vents, may be part of the scope. We check ventilation during our inspection and explain what we recommend and why.
8. Windstorm requirements
Parts of the Bay Area are in the Texas Department of Insurance (TDI) designated catastrophe area for windstorm. This includes all of Galveston County, which covers the Galveston County side of Friendswood, and parts of Harris County near the bay. In this area, roofing work may need to meet windstorm building requirements and be inspected. Most Clear Lake addresses inside the City of Houston are outside the designated area, but it depends on the address. Requirements can affect materials and installation methods, so check with TDI for your property, and we will plan the job around what is required.
9. Extras and related work
Some projects include work beyond the roof itself, such as gutters, fascia and soffit repairs, or skylight replacement. Many homeowners combine a new roof with other exterior updates such as new windows. Bundling work can be convenient, but make sure each item is listed clearly so you can compare.
How to compare quotes fairly
- Check that each quote covers the same material, product line and scope.
- Look for how decking, flashing, ventilation and cleanup are handled.
- Ask what the manufacturer’s warranty covers and what workmanship guarantee the contractor provides.
- Get the price in writing before work starts.
Our proposals are written and fixed-price, and list the materials, color options and timeline. Every material we install carries manufacturer-backed coverage, and we will walk you through what is covered before work begins.
Paying for a new roof
