Most roofs give you warning before they fail. The challenge is telling the difference between a problem that a good repair will fix and a roof that is simply at the end of its life. The answer depends on the age and overall condition of the roof, how widespread the problem is, and how long you plan to stay in the home.
When a repair usually makes sense
A repair is often the right choice when the problem is limited to one area and the rest of the roof is in good shape. Common examples:
- A few shingles lifted or blown off in one section after a windy day
- A leak traced to a single spot, such as flashing around a vent pipe, chimney or skylight
- A small area of damage from a fallen limb
- Sealant around roof penetrations that has dried out and cracked
If the shingles around the problem are still flexible, holding their granules and lying flat, a targeted repair can buy you years. One caution: on an older roof, a repair can be hard to match. Shingle colors fade and product lines change, so a patch may be visible from the street.
Signs it is time to replace
Replacement starts to make more sense when problems show up across the whole roof rather than in one spot:
- Curling, cupping or cracked shingles on multiple slopes
- Heavy granule loss — bald spots on shingles, or granules collecting in gutters and at downspouts
- Repeated leaks in different places, or new ceiling stains after heavy rain
- Soft or sagging areas that suggest the roof deck underneath has taken on water
- Daylight or water stains visible from the attic
- Repair bills that keep coming — when you are paying for a fix every season, that money may be better spent on a new roof
What the Gulf Coast climate changes
League City roofs deal with a combination of conditions that wears them down faster than in milder climates: intense summer sun and heat, high humidity, heavy rain, and wind from Gulf storms. Heat and UV dry out shingles and sealants. Humidity and poor attic ventilation can trap moisture under the deck. Wind-driven rain finds any weak spot in flashing.
That is why we look at more than the shingles during an inspection. We also check attic ventilation, the condition of the decking where we can see it, and the flashing around walls, vents and chimneys. A roof can look acceptable from the driveway and still have problems underneath.
League City is in Galveston County, which is inside the Texas Department of Insurance (TDI) designated catastrophe area for windstorm. If you replace your roof, windstorm building requirements and inspections may apply depending on your address. Check with TDI for your property, and we will plan the job around what is required.
Questions to ask yourself
- Is the problem in one place or everywhere? Isolated damage points toward repair. Widespread wear points toward replacement.
- How long will you stay? If you plan to stay for many years, a new roof means you are not paying for repairs on an aging one in the meantime. If you are selling soon, a buyer’s inspector will look closely at the roof.
- Do you want an upgrade? Replacement is a chance to move to a different look or material, such as architectural shingles, standing seam metal or composite shake and slate.
- What does the budget look like? A repair costs less today. A replacement may cost less over time if the roof is near the end of its life. Financing can help spread out the cost of a replacement.
