What wears windows out here
- Sun and heat: south- and west-facing windows take the most heat. Frames expand and contract every day, and seals and weatherstripping break down.
- Humidity and rain: water that gets past old caulk or flashing rots wood frames and the framing around the opening.
- Frame material: older aluminum frames conduct heat straight into the house, and wood frames need upkeep to stay sound. Vinyl doesn’t rot or need painting.
- Installation: a good window installed badly will leak or draft long before it should. How the opening is sealed and flashed matters as much as the window.
Signs your windows are failing
- Fog or condensation between the panes, which means the seal has failed
- Drafts, or rooms on one side of the house that never cool down
- Windows that stick, won’t lock or won’t stay open
- Soft, swollen or rotting frames and sills, or water stains below a window
- Single-pane glass or aluminum frames that are hot to the touch in summer

Repair or replace?
A sticking sash or worn weatherstripping can sometimes be fixed. A failed seal, rotted frame or single-pane aluminum window usually can’t be fixed in a way that’s worth it. If only a few windows are failing, you don’t have to do the whole house at once. Many homeowners start with the worst windows or the hottest side.
Making new windows last
Choose glass and frames made for a hot climate, like Low-E glass that helps block solar heat (see best windows for Texas heat), and make sure every opening is checked for rot and properly sealed during the install. Near the coast, impact windows are worth a look too.

Frequently Asked Questions
How long do windows last in Houston?
There is no single number. It depends on the frame material, the glass seal and the installation. Heat, sun and humidity wear windows out faster on the hot sides of a Houston home. Failed seals, drafts, sticking sashes and water getting in are the signs it is time to replace them.
What does fog between the panes mean?
It means the seal between the panes has failed and moist air has gotten in. The window has lost much of its insulating value, and the seal usually can’t be repaired in a way that lasts.
Do I have to replace every window at once?
No. Many homeowners start with the windows that are failing or the hottest side of the house.
