Why the owner does the inspection
I’m Brendan McLaughlin, and I own Built by Revitalize. The inspection is where the whole job is decided, so I do it myself. You are not dealing with a salesperson whose job is to sell a roof. If your roof has years left, I will tell you. If it needs a repair, I will say so. If it needs replacing, you will see exactly why in the photos.
What I check
- Shingles: granule loss, cracking, curling, lifted or missing tabs and exposed nails
- Flashing: at walls, chimneys, skylights and valleys, where most leaks start
- Pipe boots and vents: cracked rubber boots and loose vent flashing
- Ridge and hip caps and the roof edge and drip edge
- Decking: soft spots on the roof, and from the attic where there is safe access
- Attic ventilation: intake and exhaust, because a hot, poorly vented attic shortens shingle life in this climate
- Signs of leaks in the attic: stains, damp insulation and daylight where it should not be
- Gutters, fascia and soffit along the roofline, and trees overhanging the roof
Photos, not guesswork
I get on the roof as needed and use a drone to photograph the areas that are hard to see from the ground. I walk you through the photos, so you can see the problem spots yourself instead of taking my word for it. If work makes sense, you get a written, fixed-price proposal. If it does not, that is the end of it, with no follow-up pressure.
When to get a roof inspection
- You see a ceiling stain or a drip after heavy rain
- You are finding shingle granules in the gutters or shingles in the yard
- The roof is getting older and you want to know where it stands before you budget for it
- You are buying or selling a home and want to understand the roof
- You are planning other exterior work, such as new windows or siding, and want to do things in the right order
Roof inspections in League City
League City is in the designated windstorm area, so if replacement is on the table I explain the windstorm installation and WPI-8 inspection that would come with it. See roof replacement in League City.
Roof inspections in Friendswood
Friendswood is home base. I pay extra attention to tree cover, shaded sections that stay damp and debris in valleys, and I check which side of the county line your home is on. See roof replacement in Friendswood.
Roof inspections in Pearland
Many Pearland homes from the 2000s still have their original builder-grade roof. The inspection tells you whether yours needs attention now or has time left. See roof replacement in Pearland.
Roof inspections in Clear Lake
Many Clear Lake homes date from the 1960s through the early 1990s and may be on a second or third roof. On these homes I look closely at the decking, ventilation and flashing. See roof replacement in Clear Lake.
Already know there is a problem? See roof repair. Thinking about an upgrade? See metal roofing.
Frequently Asked Questions
Is the roof inspection really free?
Yes. The inspection, the photos and a written proposal if you need work are free, with no obligation.
Who does the inspection?
I do. I own Built by Revitalize and inspect every roof myself, on the roof or by drone as needed.
Do I need to be home?
It helps, so I can check the attic and walk you through the photos, but we can work around your schedule.
Will you tell me if I do not need a new roof?
Yes. If the roof has life left or a repair will do, that is what I will tell you.
Do I need HOA approval for an inspection?
No. If the inspection leads to a new roof, the homeowner handles HOA approval. Share your HOA’s terms with us and we will build to them.
