Repair when it makes sense, replacement when it doesn’t
I’m Brendan McLaughlin, and I own Built by Revitalize. A lot of homeowners call expecting a sales pitch for a new roof. If a repair will solve the problem and the rest of the roof has good life left, that is what I will recommend. If the roof is worn out and you would be paying for one repair after another, I will tell you that too, and show you why.
Roof repairs we handle
- Leaks around pipe boots, vents, skylights and chimneys
- Flashing that has pulled away at walls, valleys and chimneys
- Missing, cracked or lifted shingles and loose ridge caps
- Soft or rotted decking in a section of the roof, replaced and re-shingled
- Rotted fascia and soffit along the roof edge
- Attic ventilation problems that cook shingles from underneath
Finding the real source of a leak matters more than patching the stain. Water often enters well above where it shows up on the ceiling, so I check the roof and, where there is safe access, the attic.
When replacement is the better call
- Leaks in more than one area, or the same area leaking again after a repair
- Shingles curling, cracking or shedding a lot of granules across the whole roof
- Soft decking in several places
- A roof near the end of its life that costs more to patch every year
If that is where your roof is, see roof replacement, or read repair or replace your roof? for more on how to decide.
What affects the cost of a roof repair
Every repair is priced after I have looked at it. What moves the number: how easy the area is to reach and how steep the roof is, how much decking has to come out, what kind of flashing is involved, and whether matching shingles are still available. On older roofs, the original color may be discontinued, and I will tell you before work starts if a repair will not match exactly. You get the price in writing before any work starts.
Roof repair in Houston
In Clear Lake and other neighborhoods inside the City of Houston, small repairs are usually straightforward, but reroofs over 100 square feet need a City of Houston permit. If a repair grows past that point, I will tell you and handle the permit. For Memorial and Tanglewood homes, see Memorial and Tanglewood.
Roof repair in League City
League City is in Galveston County, inside the state’s designated windstorm area. Roof repairs under 100 square feet that do not replace decking are generally exempt from the windstorm inspection. Larger work generally needs a city permit and a TDI windstorm inspection, and I plan for that up front. See roof replacement in League City.
Roof repair in Pearland
Many Pearland homes are on their original 2000s builder-grade roof, and the most common repairs are leaks at pipe boots and flashing and lifted shingles. On the Brazoria County side, the same windstorm rules apply to larger work. See roof replacement in Pearland.
Roof repair in Friendswood
Friendswood is home base. Heavy tree cover here means debris in valleys, damp shaded sections and limbs rubbing the roof, which are behind a lot of the repairs I see. Whether windstorm rules apply depends on which side of the county line you are on. See roof replacement in Friendswood.

How the job runs
- Free consultation — I inspect the problem area and the rest of the roof, and photograph what I find.
- Written proposal — materials, options, timeline and a fixed price, with no surprise charges.
- Installation — the repair, done to match the existing roof as closely as possible, with cleanup.
- Final walkthrough — we walk the finished job with you and do not leave until you are satisfied.
★★★★★“Quick to help and came through for us! We had some rotten wood under the shingles that was letting in water and getting the ceiling wet and mildewed. These guys showed up and knocked it out of the park! Roof work done same day followed by fixing the ceiling drywall/texture. Looks great and can't even tell they replaced a section of the roof. Highly recommend!”

Frequently Asked Questions
Do you do small roof repairs, or only full replacements?
Both. If a repair is the right fix, that is what I recommend.
Will a repaired area match my roof?
If your shingles are still made, usually yes. On older roofs the color may be discontinued, and I will tell you before work starts if the match will not be exact.
Is the inspection free?
Yes. I inspect the roof, show you what I find and give you a written price at no cost, with no obligation.
Do roof repairs need a permit?
Small repairs often do not, but rules vary by city and by how much of the roof is involved. In the windstorm area, repairs under 100 square feet that do not replace decking are generally exempt from the windstorm inspection. I confirm the requirements for your address.
